The review reinforces a practical point for owners corporations: premium relief mechanisms can help, but they do not replace disciplined risk management. Insurers still assess construction type, maintenance history, claims experience, roof condition, flood exposure, building age, replacement value and the quality of mitigation works. A scheme that can demonstrate active maintenance, updated valuations and resilience improvements will generally be in a stronger position when renewal terms are negotiated.

Committees should treat the coming renewal cycle as a governance exercise rather than a simple invoice approval. That means checking whether the sum insured reflects current rebuild costs, allowing for debris removal and professional fees, and understanding whether sub-limits or exclusions apply to cyclone-related damage. Where there is uncertainty, using a practical tool to estimate a recommended sum insured can help identify whether the existing figure is still credible before renewal discussions begin.

There is also a transparency angle. If premiums have reduced because of the pool, owners should be able to see how that benefit has flowed through the renewal proposal. If costs remain high, committees should ask why. The explanation may involve building-specific risk, claims history, engineering concerns, excess changes or a narrow insurer market. In complex placements, specialist brokers can help committees compare insurer appetite, policy wording and excess structures without focusing only on the headline premium.

The broader message is that northern strata affordability will not be solved by one reform alone. Government-backed reinsurance, building resilience, transparent placement practices and informed committee decision-making all need to work together. For lot owners, the best protection is a committee that asks detailed questions early, records renewal decisions carefully and treats strata insurance as a critical financial safeguard for the whole community.
